Hot areas in Pittsburgh real estate

January 9th, 2007 · 7 Comments

Megan from Trulia dropped me an email today with a link to Truila’s new housing heat maps.  Here’s the link for the Pittsburgh heat map and the Allegheny County heat map.

As you can see on their heat map, the North Shore, East End (Shadyside/Squirrel Hill/Highland Park) and South Side / Mt Washington are all popular places to live in the city, and not surprisingly, Shadyside, Squirrel Hill, and the South Side are getting the most searches on Trulia.

Hi; this is an interesting topic. I hope to be a first-time home owner, and have been looking at the “hot areas”. However, I am also concerned with the future of real estate market in Pittsburgh even in these areas. I read recently that in big cities such as San Fran people are going back to renting due to high mortgage costs, and that making a profit on this type of investment requires several years of owning first. So, I wonder if it would be even longer for Pittsburgh. It used to be that owning a house in shadyside and selling after 2-3 years would make profit; how about now? Should I buy a home only if I plan to stay in it for 10 years or so to be able to breakeven or make profit once I sell? Any thoughts will be appreciated. As the future home owner, I am nervous to make this committment but do not want to wasta more money renting in Shadyside.
